What do you mean by "luxury downsizing?"As family needs change and children are finally out of the house, empty nesters and individuals find themselves with a house that no longer fits their lifestyle. Bedrooms go unused except for a few days out of the year, swimming pools and large wooded lots become a burden to maintain and whole second stories sit empty. It's wasted dollars on utility bills and maintenance especially at a time near retirement. We've been building homes for over 50 years and we kept hearing the same thing from the empty nest community - We want a home that fits this new season of life without having to sacrifice the luxury of our current home. So, we designed a neighborhood and community for the active adult lifestyle in mind. ALL one story floor plans, homes built to maximize square feet, our signature flex rooms that allow for multi-function areas, a focus on outdoor spaces as continued living spaces, minimal lawn upkeep and energy efficient building practices to name a few of the features that better fit this important season of life.

Can you build styles into a house? For example: french country, modern, southwest, traditional, etc.Absolutely. All of our homes are built custom - not one home is like the other! Visit our galleries to see more.

Are your homes considered patio homes / garden homes?By some definitions, yes, but they're so much more! Our homes are built much like a patio home or garden home with minimal upkeep and smaller lots, however they are individual homes and do NOT share a wall with your neighbor as some patio homes do. Instead, our neighborhood is carefully planned to have alternating houses with one house having large open windows on one side and frosted glass and high windows on the other. This, along with brick fences or rod iron fences, ensures privacy for both your home and your lot.

How much are the HOA fees? And what do they include?Our residents are often surprised with how little they pay in HOA dues compared to other neighborhoods. They vary based on the community you live in and include lawn maintenance, upkeep to neighborhood entrances, gates, walking trails, community areas, clubhouse, pool, pickleball courts and more.

How are your communities different from any other neighborhood in the area?Hoffman Homes Communities are the only one of their kind in the Tulsa / Broken Arrow and Edmond areas. We specifically design communities with the active adult in mind - ALL single story homes, minimal lot maintenance, gated entrance, walking paths and more. Our homes are for those wanting to downsize and enjoy the freedoms that this stage of life allows, however we do NOT have 55 plus restrictions. This means that our residents have complete flexibility with the future of their home.

Selling a home, moving, and building a home sounds daunting! I just don't think we can get it together.Actually, you can! And we're here to help! You'll have access to our designer, a realtor and we can even connect you to an estate sale guru to get rid of all the items that have been collecting dust over the years. We aim to make the process as painless as possible for you with a member of our team helping you every step of the way. With lower bills and the freedom you'll gain from downsizing, you won't regret it!

I'm ready! What's the process to start building?We know building can be a headache, so we try to make the process as painless as possible. First, you choose your lot and put down a fully refundable $5,000 deposit in escrow. Next, you work with our owners and designers to design and price your custom home. At the end of this process, if you’re satisfied with your design and pricing, we move forward - your deposit is released, you put money down for your lot and we sign a construction contract. However, if for some reason you’re not satisfied or if your plans have changed, your deposit will be returned to you. Can't I just buy a house for sale in the community? Do I have to build?Absolutely. We typically have showhomes available for purchase. You can check out our homes currently available here: Available Homes.

How big are your homes?It all depends on the plan you start with, your individual lot and the changes you may make to your plan, but typically, our homes range from 2000 - 3000 sq. ft.

Every home is only one story?Yes, every home is single story! Our neighborhood is created with the empty nester in mind which means only one story homes with maximized square footage for this lifestyle.

What is a flex room?A flex room is one of our signature features. In the simplest terms, a flex room acts as a multi-functional space. For example, you may want this space as a home office or hobby room for the majority of the year, however, when guests come, a murphy bed pulls out from the wall and functions as a full service guest room. What about outdoor space?At Hoffman Homes, we believe that your outdoor space is an extension of your home. Are Hoffman Homes Communities designated as (55+) communities?Although our communities are designed with the 55 plus empty nester in mind, they are not technically designated as 55 plus communities and have no restrictions. Our community design, home designs, amenities and interior design is all created for the 55+ age group, however, we do not limit sales to this age group only. In addition, all our homes are single story and limited in size with smaller, low maintenance lots. We do not have playgrounds, basketball courts, splash pads and other amenities that families desire. Our amenities focus more on a lifestyle of low maintenance, passive amenities, community gathering places, and downsizing home design practices.

What do you mean by "no restrictions?"No restrictions means that anyone can live in the neighborhood. We created our community this way for a specific reason - to give our homeowners full flexibility with the future of their home. This gives our residents the freedom to pass on their home to their children through inheritance without feeling pressure from the community.
